✅ Owner Occupied Home loan
✅ Principle and Interest repayments at 6.39%
✅ Repayments: $3,649
✅ Refinance the loan to a cheaper rate of 6.04%
✅ Keep the exact same loan repayment as before
✅ SAVE $60,000 in Interest
✅ DEBT FREE 2 years and 4 months
✅ Would be able to save $101,000 in that time.​

✅ Paying half a month every fortnight
✅ SAVE $123,348 in Interest

Everyone has heard of offset accounts but most really don’t know how they work.

Scenario:

✅ Savings at other bank for when kids are adults: $20,000
✅ Loan Type: Owner Occupied
✅ Loan Repayments: Principle and Interest
✅ Saving: $60,860

In the last couple of decades, I would say this is the most preferred way to paying off debt.

Ever seen those ads where they tell you that you can pay off your home loan in 7-10 years?

The strategy is to buy investment properties and sell them when they double in 7-10 years.

This strategy can work. However quite often you’re not told of the risks.

Firstly, you’re taking on more debt which makes it harder to pay back your loan.

Secondly, what if you buy a dud property or the market just doesn’t perform the same as it has for a decade.

Like I said, this strategy can work. I would approach this with a high degree of scepticism. That way if you decide this strategy is for you then you’ve considered all the risks.
